Fairfield contains a total area of approximately 1,300 acres within the City’s
Empowerment Zone. Sixty businesses are located there, employing a work force
of 1,800. The central area of Fairfield, targeted by BDC for initial redevelopment,
is approximately 400 acres, bounded on the north by the Harbor Tunnel Thruway,
on the west by Shell Road, Chesapeake Avenue and Child Street, by the southern
property lines of the Conoco, Sunoco and Chevron parcels, and on the east
by the Patapsco River. Available land includes both City and privately-owned
underutilized or vacant properties. The approximately 92 developable acres
could produce 1.6 million square feet of industrial space with over 1,600
jobs. The entire 1,300 acres is zoned M-3 with deep water port access, extensive
CSX rail service and easy access to interstate highways. In addition, approximately
$15 million in public infrastructure including street improvements are planned
for Fairfield over the next five years.
