Westside RFP Issued For West Lexington Street Properties

Baltimore, MD (April 7, 2010) – The Baltimore Development Corporation (BDC), on behalf of the City of Baltimore, has issued a Request for Proposals (RFP) for three development sites comprised of five vacant properties (four of which are located in the 100 block of West Lexington Street) on the Westside of downtown.  The sites are offered in “as-is” condition.

The properties are part of the Market Center Urban Renewal area an area bounded by Madison Street to the north Cathedral and Liberty Street to the east Pratt Street to the south and Martin Luther King Jr. Boulevard to the west.

BDC is seeking proposals from qualified developers for the rehabilitation and/or new construction for the following sites:

 

·        Site A

124 N. Liberty Street – a three-story building total floor area is approximately 1,365 square feet.

101 W. Lexington Street – a corner three-story building total floor area is approximately 2,790 square feet.

103 W. Lexington Street – a three-story building total floor area is approximately 3,465 square feet.

 

·        Site B

114 W. Lexington Street – a three-story building total floor area is approximately 5,340 square feet.

 

·        Site C

116-120 W. Lexington Street – a corner four-story building total floor area is approximately 12,083 square feet.

 

Respondents may submit proposals for a single site, all sites, or any combination of sites.  Proposals must include all properties within the site.  Proposals which exclude any property from a site will be considered non-responsive and will be rejected.

Uses which include, or are supportive of, the Westside Strategic Plan (posted on BDC’s website) are encouraged. The City anticipates completion of redevelopment of the site(s) within twenty-four (24) months following settlement.  Reliance on public funds is discouraged and subsidies by the City should not be anticipated.

Deadline for submission of proposals, accompanied by a $300.00 non-refundable check, is 12 noon (EST), Tuesday, July 6, 2010.  BDC will hold a pre-proposal conference at the sites on Monday, April 26, 2010 at 10:00 a.m. registration is required by Friday, April 23, 2010.
